As a company, we do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Sexuality, Handicap, Familial Status, or National Origin.

Application costs are $50 and must be paid online with your submission. If we do not run your application, we will not charge you a fee. This is a fee, not a deposit. If we run your application but you are declined, you will not receive a refund.

 

Application Processing and Time Frame

  • If you fully complete the application, submit all necessary and requested supporting documents and provide us with accurate contact information for your current and/or previous landlords, we can usually process your application in 1 to 3 business days. We pledge to process your application, whenever possible, during the same day that you apply. In some cases, approval of homeowner associations, condo associations, homeowners, or unforeseen circumstances may require some applications to take longer. You will be contacted immediately upon determination of approval or denial. All adult applicants over the age of 18 must submit a fully completed, dated, and signed rental application and application fee.

  • Co-applicants and co-signors will need to submit a separate application, application fee, and submit supporting documents. All future occupants 18 years old and older will need to submit a separate application and application fee. Any delay on the receipt of these items will delay the office’s ability to process the application and the ability to issue a decision.

 

Cost

There is a non-refundable application fee of $65 per adult 18 years old and older that will be occupying the property that must be submitted with your application. Self-employed applicants will be requested to have their banking records verified by The Closing Docs. The cost for this verification, $10.00, is the responsibility of the applicant.

The Application Process

  • Upon receipt of your rental application and application fee, you authorize us to immediately (1) check your credit report; (2) check the public records for any past evictions; (3) verify your employment; (4) verify your previous landlord references; and (5) do a criminal background check. If you have bad credit, bad references, have ever been evicted in the past, or have within the last 7 years any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property (for example, “arson”), you will either be declined or may be required to post an additional security deposit as a part of your approval. In addition, Co-signers/Guarantors (“B” Properties only) may be considered on an individual basis. Sexual related offenses are treated the same as violent crimes.

  • All applicants must see the interior of the property before an application can be submitted. The property must be accepted in “AS IS” condition before an application can be accepted, except where there is written agreement for maintenance or repair items. Verbal representations are non-binding.

  • A property remains on the market and applications are processed until the office receipt of a Reservation Fee and Agreement(s) is received by UnCommon Property Realty from an approved applicant. We accept and process multiple applications for the same property.

 

Resident Selection Criteria

To qualify for the advertised security deposit amount you must meet the following criteria. If your credit, residence history, income, and/or employment history does not qualify, you may still be approved but at a higher security deposit amount.

  • Applicants must have a COMBINED GROSS INCOME of at least three (3) times the monthly rent. Incomes must be verified in writing. Applicant is to provide two most recent paystubs. A minimum of three years residential history is required. Rental history must be rated satisfactory or better, with no record of excessive late fees, insufficient/returned payments, property damage, dispossessory filings, or evictions. We reserve the right to require a co-signer/guarantor and/or a higher security deposit. Co-signers are accepted at the managers discretion only, must meet all requirements.

  • Credit history and civil court records must not contain landlord judgments, eviction filings/dispossessory warrants, landlord collections, or liens. We will not provide you with the credit report or tell you of its contents; however, we will provide you with the name of the credit reporting agency so you may receive a copy from the credit bureau. All information collected for the approval or denial of this application is considered confidential in nature and for company use only.

 

Housing Voucher Participants

  • UnCommon Property Realty works alongside several housing authorities in the metro Atlanta area including Atlanta Housing Authority, East Point Housing Authority, Jonesboro Housing Authority, and others.

  • Participants must still adhere to the same application submission with background and credit check.

  • Participants must also have their vouchers and paperwork in hand prior to submitting applications.
